  • Tilia Builders is trained and experienced in constructing homes to stringent energy targets. We have successfully built several custom homes to the PassiveHaus level. Our team has a deep understanding of building science and are committed to promoting energy efficiency and sustainability in the Nova Scotia home-building industry.

  • Like many in the trade, our carpenters (including Tilia’s owner, Michael Mandale) started in the industry working on renovations. Renovations create great problem solvers. You become a great carpenter if you can solve problems quickly and effectively. We still love refreshing older homes and finding mindful solutions in renovations and remodelling projects.

  • Planning to build your dream cottage or moving to Nova Scotia? TIlia integrates an online project management platform to help manage our projects, building transparency for our clients. This allows us to keep our clients informed and up to date with their projects so nobody feels disconnected or left behind, no matter where you’re located.

COSTPLUS+ CONTRACTS

Tilia Builders works exclusively in a Cost-Plus model.

This means your estimates are just that—cost estimates plus a percentage for financial sustainability. We have found this model is best suited to allow for successful and beautiful end results. Our process integrates software to invite transparency and collaboration with our clients at every step. 

We work hard to create an accurate estimate to help you understand what components of your project drive the total cost. This high-level approach also helps to mitigate overages, and when aligned with our budget-tracking process for the duration of the project, helps to keep the overall budget on track.

OUR
PROCESS

    • Learn as much as possible about the client and what they’re looking for in their new home.

    • Share our process and answer as many questions as possible about what it is like to work with TIlia.

    • Determine initial budgets.

    • Determine if our process and services are a good fit.

    • Secure a tentative spot in our schedule for your project.

    • Connect with your designer or architect to help consult on core components of your build like materials, feasibility, and process.

    • Enter a site-work contract to facilitate early infrastructure and ground work such as, tree removal, septic design and installation, driveways, or well installation.

    • Develop estimates and schedules to inform final contract. This will include materials, subcontractors, equipment, labour, permitting, etc.

    • Break ground on a mutually agreed upon date.

    • Set-up regular meetings and communication channels to cover the following:

      • General Project updates

      • Successes and challenges

      • Budget and change orders

      • Schedule adjustments

    • We constantly manage all material orders/deliveries, our own carpentry labour, and subcontractors. All our subs are very talented, reliable and have been working with us for many years.

    • Set up a time for a walk through at the point of substantial completion. No surprises should come up at this point, but we’ll use this time to identify the following:

      • Any touch-ups or adjustments.

      • Walk through the systems and features of your home and help you understand how they can work best for you.

      • Initiate your 10-year home warranty administered through the Atlantic Home Warranty Program.

      • Leave you alone to enjoy your new home (we’ll always be there whenever you need us)!
